What’s in these numbers

Each total is a typical job, priced the way a contractor’s estimate is priced:

  • A vinyl double-hung window, 9 to 12 square feet (about 3 by 4 feet), with the old window taken out.
  • Overhead and profit: 20%, the standard markup on a contractor’s estimate.
  • Sales tax on the materials, at the state’s average rate.

Not in them: new trim and casing inside and out, siding or stucco repair around the opening, grids, special glass, larger or custom sizes, and permits.

What the code asks of a new window

The energy code sets a maximum U-factor for windows (lower is better insulating): 0.40 in climate zone 2, and 0.30 in zones 3 through 8; zones 0 and 1 have no requirement (IRC Table N1102.1.3). A window’s label gives its U-factor.

What moves the price

  • Size. Bigger windows cost more.
  • Grade. Higher-grade vinyl and premium windows cost more per opening.
  • Style. Casements, sliders, picture windows and bays are priced on their own.
  • The opening. A replacement window that fits the old frame takes less work than a full tear-out to the studs, and rot around the opening is repaired first.
  • Where you live. Pick your state in the box above.
