Vinyl siding cost: installed, by house size and by state
A mid-size house, 2,000 sq ft of wall: about $13,200 to $19,400, typically $15,900. That's vinyl siding with the old siding torn off and house wrap underneath, plus the contractor's overhead, profit and sales tax. Everything in, it runs $6.50 to $9.75 a sq ft of wall.

What it costs
| Job | Cost |
|---|---|
| A small house, 1,200 sq ft of wall | $7,900 to $11,700 |
| A mid-size house, 2,000 sq ft of wall | $13,200 to $19,400 |
| A large house, 3,000 sq ft of wall | $19,800 to $29,250 |
About $6.50 to $9.75 a sq ft of wall, everything in.
Totals include the contractor's overhead and profit (20%) and the state's average sales tax. Prices as of November 2026.
What’s in these numbers
Each total is a typical job, priced the way a contractor’s estimate is priced:
- Vinyl siding, standard lap profile, over the wall area.
- Tearing off the old siding first.
- House wrap under it. The residential code calls for a water-resistive barrier behind siding (IRC R703.2).
- Overhead and profit: 20%, the standard markup on a contractor’s estimate.
- Sales tax on the materials, at the state’s average rate.
The sizes are square feet of wall, not of floor. A one-story house 50 by 30 feet with 8 foot walls has 2 × (50 + 30) × 8 = 1,280 square feet of wall, plus about 225 in its two gables at a 6/12 pitch.
Not in them: corner posts, J-channel and trim around windows and doors, soffit and fascia, insulated backer, rotten sheathing, and a dumpster.
What moves the price
- Trim and openings. Every window and door is trimmed with J-channel, and every corner gets a post. A house with many windows costs more per square foot of wall.
- The siding. Thicker panels, insulated vinyl, shakes and board-and-batten profiles cost more than standard lap. The siding replacement cost guide puts vinyl beside fiber cement and cedar.
- Stories. Second-story walls and tall gables need ladders, staging or lifts.
- What’s under the old siding. Rotten sheathing gets replaced before the new siding goes on.
- Where you live. Pick your state in the box above.
Measuring the wall area
- Measure each wall’s length and height and multiply. For a gable, the triangle is the width times its height, divided by 2.
- Add the walls up. Small openings are usually left in, since the siding is cut around them anyway. The guide to installing vinyl siding covers the job itself.
- Type the total into the box above for the range at that size. The siding calculator works out the wall area, squares and trim for a whole house.
