What’s in these numbers

Each total is a typical job, priced the way a contractor’s estimate is priced:

  • 2,000 square feet of wall, a mid-size house, the old siding torn off.
  • The new siding: vinyl, 8 inch fiber cement lap, or cedar clapboard, with house wrap under it.
  • Overhead and profit: 20%, the standard markup on a contractor’s estimate.
  • Sales tax on the materials, at the state’s average rate.

Not in them: trim, corners and soffits, painting fiber cement or cedar after it goes up, sheathing repairs, insulation board, and permits.

Three sidings side by side

Siding What it is Finish
Vinyl Plastic panels Colored through the panel
Fiber cement Boards of cement and wood fiber Painted on site, or factory finished
Cedar clapboard Beveled wood boards Painted or stained

For vinyl by house size, the vinyl siding cost guide gives small, mid-size and large houses and the price per square foot.

How much siding a house needs

Siding is measured by the wall, not the floor: the walls’ length times their height, plus the gable triangles, less the large openings. Siding is sold by the square, 100 square feet. The siding calculator works out the squares, trim and house wrap for your walls.

What moves the price

  • The siding. Cedar costs the most; vinyl the least.
  • Grade. High-grade and insulated vinyl cost more than standard vinyl.
  • Stories and access. Second-story walls need staging or lifts.
  • The walls under it. Rotted sheathing found at tear-off is repaired before new siding goes up.
  • Where you live. Pick your state in the box above.
