What’s in these numbers
Each total is a typical job, priced the way a contractor’s estimate is priced:
- Epoxy finish, two coats, over the concrete floor.
- Overhead and profit: 20%, the standard markup on a contractor’s estimate.
- Sales tax on the materials, at the state’s average rate.
The sizes are the floor’s square feet: a one-car garage of about 250, a two-car garage of about 400, and a 1,000 sq ft basement.
Not in them: grinding or shot-blasting the concrete, crack and joint repair, a moisture test, decorative flakes or a clear topcoat, and moving what’s stored on the floor.
What moves the price
- Prep. Epoxy bonds to clean, sound, open concrete. Oil stains, old sealers and paint have to come off, and cracks and joints get filled.
- Moisture. Concrete that wicks water from the ground can push a coating off; the coating maker’s instructions say how to test it and what reading it allows.
- The system. Flakes, a non-slip grit and a clear topcoat add to the two coats here.
- Where you live. Pick your state in the box above.
