What’s in these numbers

Each total is a typical repair, priced the way a contractor’s estimate is priced:

  • A small repair: a few shingles, a cracked pipe boot or a bit of flashing, priced at the roofer’s minimum charge for a repair, labor and material together. A minimum charge covers getting a crew, a ladder and materials onto the roof, whatever the size of the fix.
  • One or three squares replaced: laminated shingles with felt, the old ones torn off, 10% over for waste. A square is 100 square feet of roof.
  • Overhead and profit: 20%, the standard markup on a contractor’s estimate.
  • Sales tax on the materials, at the state’s average rate.

Not in them: decking under the shingles, step or chimney flashing, matching shingles that are no longer made, steep or second-story roofs, and interior damage from the leak.

Common roof repairs

Repair What it fixes
Replacing shingles Shingles blown off, cracked or lifted by wind
Pipe boot A cracked rubber collar around a plumbing vent
Flashing Metal at a wall, chimney, skylight or valley that’s loose, rusted or missing
A section Several squares on a slope that’s worn, hail-hit or leaking in more than one spot
Ridge cap Cap shingles cracked or blown off the ridge or hips

The guide to the parts of a roof shows where each one is, and roofing cement seals a seam or a small crack.

Repair or replace

  • Repair when the damage is in one place and the rest of the roof is sound.
  • Replace when the shingles are worn across the roof, the leaks are in several places, or the repairs keep coming. The roof replacement cost guide has the whole roof by house size and state.
  • Layers: a new roof can’t go over one that already has two layers (IRC R908.3.1.1).

Common questions

How much does it cost to fix a small roof leak?

About $600 to $1,150 for a small repair such as a few shingles or a pipe boot, typically $800, at the roofer’s minimum charge. Water damage inside is separate; the water damage restoration guide covers the drying.

How much does it cost to replace a section of roof?

One square, 100 square feet, comes to about $750 to $1,300; three squares about $1,350 to $2,050.

Will insurance pay for a roof repair?

When a covered event such as hail or wind damages it, a homeowner’s policy usually pays to repair it, less the deductible and subject to the policy’s terms.
